I had a number of loans with recourse against a correspondent originator that came from this guy - average loss was to be about $145K each - but HUD agreed to honor the MIC they issued / based on indemnification from the correspondent. But it was the correspondent lender that was the biggest victim - I’m glad this on is coming to a close.

He was supposed to be sentenced on March 12th, however, there doesn’t seem to be anything of record yet. Perhaps they’re plea bargaining for testimony against a few others. While Mr. Espinoza was the ring leader IMO, there are 4 or 5 others that should go away also.

I remember in 1995 Lorenzo had 7 exotic cars. The Bugatti,Ferrari,Lamborghini and Mercedes benz.his wife always had the newest car and a 10 carat ring.He lived in a 10 million dollar home in Downey. he had plumbing fixtures made out of platinum and titanium.I also remember seeing all the hard workers standing outside his office waiting to get paid,Lorenzo would just say he is not there. Isn’t David Sariana a pastor. Wow! I have never seen a pastor pull up to church in a Bentley Flying Spur with a turbo body kit or a S600 Benz on 22” Spinner rims. I too have know Mr. Espinoza for 15 years. No doubt he has done some bad things..some people got burned and that is not fair. On the other hand he worked increadably hard and did make a lot of money for a lot of people. Anyone with intrigue of his wealth who made a choise to go into

I know Lorenzo and let me tell you he is one very lucky man. He is also very smart. I truly believe that he will pay the Feds back there $2.7 million and the Feds will give him some type of one year probation. He will not do one day in Club Fed. Knowing Lorenzo he already has the judge payed off. I still see him in Downey. He just built 2 mansions on Raviller in Northeast Downey. He is selling them for $3.6 million each.His aunt Rena has the listings. This guy will always make millions. He is a person to look up to and admire. Even though I do not agree with what he does. How sad… I’m reading this blog site and it is full of gossip & lies. I personally know several of the names that supposedly posted their comments and clearly it’s all coming from someone who has serious problems. I’m the real Art Abarca. I’m from South Gate. I once worked at Acapulco’s in Downey as a manager. Then I opened up my own office Real Estate Executives. I bought alot of properties with stated income/no asset loans. I admit I got over my head and David Sariana saved me. Yes he did get a great deal, but he saved me. I wish him luck in finishing that office building project on Florence Ave. I’m so glad it’s off of my hands. I can breath and eat again. Guys,
Can we please remember what this blog was about - Mr. Lorenzo pleaded GUILTY in a mortgage fraud case involving over $2.7 million in losses to lenders and HUD. Lorenzo admitted that between April 1995 and May 2001, he engaged in a scheme to defraud HUD and other lenders by using straw buyers to take out mortgage loans.
I didn’t judge whether the people involved were nice or not, good or bad. I simply wanted my company made whole, and the offenders prosecuted.
Mr. Lorenzo intentionally defrauded lenders and the people of the United States via HUD in a scheme to put $2.7 milion in his and his partners pockets illegally. This is simply wrong and if someone cannot understand why that is not an acceptable business practice, then they should not be in business.
If it wasn’t illegal - he would not have pleaded guilty.

I don’t mean any disrespect to any of Lorenzo’s victims.......my heart goes out to them, and I hope they can recoup some of the money they have lost......but I’m laughing so hard at all these comments. Even Jesus Christ warned us about—“FALSE PROPHETS!” Wolves in sheep’s clothing!— I see David at the gym (LA Fitness in Downy) and he always has this mean and vicious look on him—not a Godly look!
Anyone that has respect or admires any of these people—must be just like them! I hope more people post their “adventures” with these horrible-evil people. Remember that nothing stays a secret—eventually all crooks are caught.

Blog #32 thanks for posting the truth. You are right! All I have to say is that I worked for Lorenzo and David. The both of them are smart and wise. David is greedy and Lorenzo is giving. David would straight out take 40% of your commision check and not give you a dollar for a coffee. Lorenzo on the other hand would pay me 6% full commision all cash and still take me out to Beverly Hills for dinner and if he could not do that he would give me a ride in his Ferrari. Lorenzo was a really nice guy. He did what everyone in the entire southeast area did to close a deal and continues to do so to this day. David never gave me a ride in his car. In that office it is all about David and what he has. Everyone at Century 21 ABS does fraud, David (owner/broker) knows they do it. But he clears himself up by having meetings and telling the agents not to do any fraud. After he tells you that ,then he will say “come on this is your fearless broker, do whatever you got to do to close the deal, be a closer” David also likes to say “If you don’t a.s.k. you don’t g.e.t.” The Feds should transfer all of Lorenzo’s charges to David Sariana. he is the real crook. He is just alot smarter at committing the crime. David has been doing tax evasion for over 20 years, paying 0 taxes, All of his cars are worth over $150k.David even took one of his church members to collections because they did not donate what they said they would from their commision check. God works in mysterious ways. David better stop commiting these sins, his third stroke might just be his stroke out. David “WHEN IS ENOUGH MONEY,ENOUGH! After reading this blog for the last two months. I have finally been able to verify all factual events and postings stated by all of the participating individuals. In my discovery,I have come to the conclusion that David Sebastian is the son of David Sariana. That is why he is standing up and attemting to clear his fathers name so much throughout this blog. What I cannot digest is why David Sebastian does not use his fathers last name.
